You’ve found the one, but your inspection has flagged issues and you’re not sure what matters most or what it’ll cost. Coastal Glades Renovations gives you a complimentary pre-purchase estimate: a prioritized list of what needs fixing, with cost ranges, after a thorough walkthrough. Bring it to the negotiating table to use in your favour.
Imagine being able to knock $50,000 off the price because you’ve come prepared? That’s good negotiating.
Our pre-purchase estimate is a prioritized list of action items, along with estimated costs, based on a home walkthrough in combination with a formal home inspection. Each segment is flagged on importance and the level of concern.
Items that need to be addressed ASAP. These are generally items that are health and safety hazard. This may include: structural damage, water damage, non-functional appliances, outdated electrical panels, and more.
Items that should be addressed, but aren’t harmful in the short term. This may include: slow drains, old windows, aging cabinetry, lacking insulation, damaged siding (that isn’t affecting waterproofing!), insufficient electrical outlets.
Items that are primarily cosmetic. Things such as repainting, updated plumbing and electrical fitures, and increasing curb appeal. Think of these as “wants” instead of “needs.”
You need a home inspection completed not only for this estimate, but for your own peace of mind. Cover all the bases. We always recommend getting your own, and not relying on one that the seller has arranged.
You, our team, and your realtor spend an hour walking through the home. We’ll make note of issues whether critical or purely cosmetic. This is where we’ll also refer to your home inspection report, so it’s imperative that this is completed.
The report will include a breakdown of each aspect of the home (plumbing, electrical, flooring, millwork etc) and show a list of priority fixes and estimated cost ranges to repair. Flagging by importance will allow you to prepare for potential renovations that are both needed, and wanted.
Let the professionals do what they do best – negotiate to get you your dream home at a price that makes sense. Present the seller with the data to show them the expenses and work that needs to go into the property once they sell. Now, just cross your fingers they accept your hard work.
